In a charming village with a windmill, 20 km from Beaune, this family house is immediately habitable. Across the private courtyard, stairs lead up to an independent guest house. An extra guest room on suite, a private enclosed garden, a garage and a cellar add to the comfort of this property.
You enter from a double pained oakwood door in an arched bay window into a large wooded floor hallway. You immediately have a feeling of openness with big volumes as there are no separations between the entrance and the living room and no ceiling above the hallway.

Wooden stairs go up along the east wall onto an open landing with rail looking over the entrance hallway.

From the entrance, a step up brings you to the living room with floating oak parquet, an original stone open fire chimney and a large oakwood double glazed, four paned glass door opening onto the garden bringing in south sunlight.

From the living room one steps into the dining room through a large opening with oakwood lintel and no doors. Two large double panned, double glazed windows open south into the garden and west into the courtyard. Once more the feeling of space with no separation to the kitchen which is one step down onto a linoleum covered concrete floor.

The kitchen is fully equipped with dishwasher, oven, gas hob, fridge & freezer, lots of storage space, a table that slides under one of the workbenches, and over the sink a double glazed double panned window looking onto the street. An oak door opens into the courtyard that is accessed by going down 3 stone stairs. From the kitchen, one gets back into the hallway through an opening with no door.

The staircase going up is in exotic wood and leads to the mezzanine used as the a large master bedroom with built in closet. There is a roof window on the north side bringing light down to the entrance hall and a dormer on the south side. The floor is floating oakwood parquet. It will be possible to close off the bedroom and leave the open corridor as a landing to access the other rooms.

On the south, a small bedroom with a double paned double-glazed window facing west, build in closets and wall to wall carpet and on the north side a small bedroom or office with the same setting.

In between both rooms, accessible through the landing, a shower room with toilet and cloth washer connection. The shower has been replaced and the tiling redone in 2021.

Above the landing, a sliding down ladder brings you up to an insulated attic under the eaves, a small space to stock documents and Christmas decorations!

From the courtyard, stone stairs lead up to an oak door opening onto a guest house which could be rented out as a gîte. It has a living space with a tiny kitchen area, a double-glazed double pain window facing north and linoleum on the floor. The original oakwood stairs was maintained and leads up the shower room with toilet under the eaves. From the living room a door opens onto a bedroom with magnificent original oakwood ceiling, an open fire chimney (not in use for the moment) a double panned double glazed window facing north and a door not in use as it opens onto emptiness (an old opening maintained so as to one day turn it into a glass door/window to let more light in).

Above this room, under the eaves an insulated & heated room with no opening and a stonewall that was left bare so as to one day open onto the bathroom and create a bedroom. This is now used as an attic and is accessed by a sliding down ladder.

Under this guest house a large garage with electric door covered with wood and an above ground cellar.

In the courtyard, across from the house, a small one pitch roof encloses a guest room with shower room and cloth washer connections. A tiny window opens onto the courtyard and another onto the stairs leading up to the guest house. This is a practical room to have when the guest house is rented, and you have family or friends sleeping over.

The garden facing south is private and enclosed with stonewalls.
