This delightful end-of-terrace home is situated in the bustling village of Couches, which retains its medieval character in the heart of wine country, a short drive away from the “Route des Grands Crus”. 3 bedrooms, 2 bathrooms, 110 m2 living space, a vaulted cellar, an enclosed garden and a terrace
The house itself sits off the Grande Rue, one of the oldest quarters of the village, a stone’s throw from its historical beauty and local amenities, including the old hospital built in 1565. Within walking distance, you’ll find a bank with cashpoint, a bakery, a pharmacy, a small supermarket with fuel station, the post office, and of course, the Château de Marguerite de Bourgogne.

This house has three bedrooms, two bathrooms and benefits from spacious, open-plan living downstairs a modular kitchen. The front facade boasts four windows and the entrance to the rather large wine cellar.

Upon entry, the 60 m2 open space allows for any configuration and layout of choice, perfect for entertaining or separating into comfy quaint spaces. Attached to this living space is a shower room and bathroom.

In the stairs to the upper level, original wooden beams allow a cottage-feel snug space, which the owners have made into a reading nook by the window.

Upstairs you’ll find the door to the upper terrace, the second bathroom - with bathtub - surrounded by three bedrooms. Two of the bedrooms are good sized (both on average 12,5 m2) and can accommodate both sleeping and sitting areas. The third bedroom is perfect as a kid’s room, or a study.

Outside, the walled garden has a sunny aspect, perfect for just relaxing but also for alfresco dining on the patio. The gravelled garden benefits from a south facing light, which allows gorgeous bright afternoons. Just above the garden, you’ll find a large roof terrace that offers another space to enjoy the outdoors and is a great spot for breakfast or morning coffee.

In a total of 110 m2, there is plenty of space for day-to-day living and entertaining.

Location:

Couches is known for its wines (appellation Côtes du Couchois), its rugby team and school (F3 championship) and its vicennial festival of La Vivre. Close to the more famous vineyards of the Côte des Maranges, Santenay and the Côte de Beaune, with easy access to Beaune and Chalon-sur-Saône, the village is encircled by the Mont Rome-Château on the mountain of Saint-Sernin-du-Plain (543 m) to the north and to the mountain of the "Three Crosses" overlooking Santenay, both offering numerous trekking/cycling paths, paragliding also possible from the latter.

Santenay’s new thermal center has recently reopened next door to the casino, adding all-year round spa and therapy clients to the seasonal wine enthusiasts visiting the region.

Beaune, capital of Burgundy wines, is 29 km away or 32 minutes’ drive.

Le Creusot-Montceau TGV station is 19,3 km away or 24 minutes’ drive, with fast connections to Paris (1h 20mn) or Lyon (40 minutes).
