NUMBERS AND MARKET TRENDS 2024

Do you have plans to sell your home? Be prepared and plan your strategy over the coming winter months. It is a common belief that the holiday and winter months are not ideal for selling a house. But did you know that this very period is perfect for defining your sales strategy and benefiting from valuable property market insights? At France4u, we share the facts, figures and trends you definitely need to know as a prospective seller in France.
NUMBERS AND MARKET TRENDS 2024
The facts: How is the French property market doing?
In recent years, the property market has experienced strong fluctuations. After the huge demand in the post-COVID period, when more than a million homes were sold per year, the market has now cooled down to the levels of early 2010. Nevertheless, experts expect demand to pick up again once interest rates fall.

For properties in rural areas, patience and competitive pricing is very important. With less new construction on the market and increasing demand, smart sellers can take advantage as soon as the market starts moving again.

Why do people sell their homes?
According to recent statistics, these are the top three reasons:

43%: Change in marital status
40%: Professional relocation
33%: Family expansion

These trends highlight that while timing is important, personal circumstances are often decisive.

Timing is everything: Seasonal tips for salespeople

- Spring: The ideal selling season! The better weather and positive mood create a spike in the number of people interested. Families often want to find a property to move into during the summer so their children can get a fresh start in the new school year.
- Summer: Less competition on the market means buyers are considering your property more seriously. This is an opportunity for sellers to stand out.
- Autumn: Although less popular, this season offers opportunities for fast sellers. Buyers tend to be focused and willing to push buttons.
- Winter: Although the holiday season seems like a quieter time, this also proves to be the time for serious buyers. Think of international buyers without children, looking to secure a house to move in the spring.

What changes are expected in 2025?

Some important changes are in the pipeline in 2025 that will affect both buyers and sellers in the French property market. For example, tax benefits for seasonal landlords will be revised, which may affect investors looking for returns from holiday rentals.

Also important to know is that houses that come purely into the vehuur must have at least energy label d or better from 2034.

If there is an oil tank in the garden, find out what it costs to neutralise it, a rule that has been in place since 2004, but now that oil stoves have been banned since 2022, more and more will be left behind.

For buyers, however, it remains attractive to purchase a second home in France because of the favourable interest rate benefits and stable property prices. For sellers, strategic and attractive pricing is essential. Our experts are ready to guide you through this.
