An extraordinary sales experience

This sales experience begins with Daniel taking over a sales file from an English colleague who was retiring. With hardly any information and unanswered phone calls, Daniel decided to check out the property himself. He left a business card under the car's windscreen wiper. An effective action, as not much later he was invited for an interview with the owners. Thanks to a careful dose of diplomacy, the conversation went well, and Daniel left with a new property in his portfolio.

The sellers, a distinctly English family of lawyers, offered a newly built house that had once been valued by a Swiss banker at more than one million euros. When viewings failed to materialise, the price was lowered over time to 825,000 euros. However, this was still on the high side, given the region and the unfinished state of the house. The sellers long maintained their position and were convinced that the property had potential for US and Australian buyers.

Daniel continuously proved his expertise as a sales agent during this process. He acted as an intermediary and guided the sellers in all facets of the sales process. It became clear that sales expectations needed to be adjusted to the current housing market. After the price was reset, more viewings and eventually a serious buyer arrived.

Although the idea of selling a house without an estate agent is often promoted, in practice it is not always easy. Especially not when the sale involves a complex file that requires diplomacy, experience, insight, networking and language skills. The sales process often involves sifting through extensive files and repairing disrupted relationships with professionals. On top of that, balancing conflicting desires - such as the value of furniture, uncertainty about renovations and the involvement of family members - is a challenge in itself.

Perseverance is rewarded
